Hands-On Staging

After the consultation, and based on the written report, we will discuss your expectations and establish a realistic budget & timeline with you, depending on how much work you want us to do and the amount of rooms you want to work on.

The 3 main Staging steps are:

  • Preparation work (de-cluttering, packing and storing, cleaning, ...)
  • Improvement and repairs, if needed (painting, flooring, lightning, landscaping,...)
  • Showcasing (accessories placement, furniture arrangement,...)

You can choose to manage the whole process yourself, or you can ask us to partly or fully coordinate the project. The hands-on staging is based on the following principles:

  • creating kerb appeal
  • reorganizing your existing furniture & accessories (focal point, traffic flow, space planning,...)
  • project managing improvements and repairs (painting, flooring, kitchen/bathroom updates, landscaping,...), when necessary
  • taking quality and appealing photographs for your property listing
  • removing clutter and storage solutions
  • coordinating furniture and accessories rentals (only when needed)
  • shopping for additional pieces of furniture, accessories, window coverings, bedding

You can invest as little and as much as you want in home staging, but statistics prove that the best return on investment is reached when investing 1% to max 2% of the asking price for the property. In other words, for an apartment worse 250.000 euros, an investment of 2.500€ to 5.000€ would be recommended.

Compare it with the possible price reduction you would need to do if your home did not sell or if potential buyers negotiated hard: probably 20.000 to 25.000 euros!
